How do you close?

You have the option to close with a standard purchase & sale agreement, with a double close or we can even assign contracts if that’s what you need.

What types of properties do you buy?

We primarily purchase single-family residential homes but also purchase triplex and duplex houses.

Do you pay in cash?

YES! We pay all cash for our properties but we can also provide a hard money loan if that’s the best option for your situation.

Do you buy houses with tenants?

Yes, we buy properties with tenants but we will factor in the increased holding costs and risk associated with tenant-occupied properties when making an offer. We will also need a 60-day notice and the lease agreement prior to closing.

Do you sell your houses off market?

No, we do not sell our houses off market. We publicly list everything we are selling through the FMLS.

Do you buy land lots?

No, we do not purchase land lots. Jar House primarily purchases single-family residential properties.

Do you pay referral fees?

Yes, we do! We pay a $500 to $1,000 referral fee for any opportunities brought to us. We must purchase and close on the house in order to receive the fee.

Do you buy and hold?

No, we unfortunately do not offer buy and hold agreements.
