Making an Offer

Thank you for your offer on one of our listings! We look forward to working with you and your client toward a smooth closing. We strive daily to improve our processes to make the experience of purchasing a Jar House home as simple as possible. In an effort to clarify the offer to closing process, please use the following step-by-step list as a guideline.

  1. Send your written offer to
  2. We will reply within 24 hours confirming receipt of your offer and either accept it or make a counteroffer. Please consider this 24-hour window when choosing the deadline for your contract.
  3. We ask that you please keep all email responses within one thread so that it will be easy for all parties to follow the transaction.
  4. If you accept the countered terms, please complete a new Purchase and Sale Agreement along with any necessary exhibits/amendments to reflect the new terms.
  5. If you wish to counter our counteroffer, please reply within the email chain with your client’s countered terms. You will then either receive a second counter or acceptance, in which we will request revised documents from you.
  6. Once terms have been reached and the contract is bound, you will receive the binding agreement from with your assigned closing coordinator on our Closings team. You will be working with that closing coordinator throughout the rest of the closing process.
  7. Ongoing negotiations that occur after entering into a binding agreement will be completed through our Closings team and emailed to you by your assigned closing coordinator.
  8. Once the home inspection has been completed, you will email the inspection amendment, should there be one, to your assigned closing coordinator.
  9. Repair Director, Regis Wilmot ( will negotiate inspection repairs and schedule any agreed upon repairs post-appraisal.
  10. Buyer/agent notifies closing coordinator of completed appraisal. Repairs are scheduled to be completed within 14 days of being notified that the appraisal has been received.
  11. The assigned closing coordinator will inform the buyer’s agent when all repairs have been completed so that final inspections and walkthroughs may take place.
  12. The seller does not attend closing, but will sign documents with Docusign and overnight mail the originals to the closing attorney.
